Believe it or not, my real estate investing success began by losing millions of dollars.
That's right ... I started my career by failing.
It's true!
Once upon a time I had an extremely comfortable, extremely stable, extremely high paying job in software development ...
I worked on someone else's schedule ... had to ask permission for time off ... and traded time for money. I was a salve to someone else's business, and I was miserable.
So I left to find financial freedom, eventually finding my way to real estate investing after losing millions in the restaurant business.
I read a little book called "Rich Dad Poor Dad" and thought "aha!" this is the answer I've been looking for - flipping homes!
This is the same mistake that so many entrepreneurs make ...
You flip houses for a while, which is fine except for the fact that if you aren't actively working, then you aren't making any money. You're still trading time for money, like I was.
Over the span of several years, I flipped over 3 dozen single family homes. While I was making good money, I wasn't any closer to true freedom than I was when I quit my desk job.
And then, by some stroke of luck, I found multifamily real estate when a broker misfiled an apartment building into my housing search, and my life changed forever.
I thought "hey, why didn't I ever look at this before? People ALWAYS need housing, even (or especially) if there are no houses for sale (like right now) ... "
I started working less and earning more.
In 2009, I was still bleeding from my failed restaurants.
2 years later, I closed on my first apartment building - a small 12-unit in D.C..
Today, I control more than $300 million in performing multifamily assets.
And I've taught hundreds of everyday people how to achieve their own financial freedom by ignoring misleading "Rich Dad Investment Strategies" and focusing on the real path to passive income:
